Selling a house: 10 decorative tips for an easy sale

When you sell your home, you want it to be the ideal choice for potential buyers to visit. This will be achieved with the ideal staging of the space.

The home’s decor should be able to showcase its most impressive elements to help buyers imagine moving in and living there, building their lives.

This always entails having something abstract yet clean, free of personal elements. Each candidate must be able to envision their future in that particular space.

According to an earlier report by Staging Stats, National Association of Realtors, 49% of buyers believe that ΄΄home staging” affects the way the buyer views the home, with 77% saying it makes it easier for buyers to envision the property as their own. (Source: moving.com)

Somehow, we can come to the following conclusion: A house to sell needs the necessary staging ”set up” in an abstract but attractive way. Below are some tips to achieve it properly:

Room staging

Staging is not necessary in every room of the house. According to the aforementioned survey, the rooms that matter most to buyers are the living room, master bedroom and kitchen.

These are the rooms you want to focus on the most when you are staging a home. Don’t worry so much about the rooms that have less influence, such as guest bedrooms, children’s bedrooms and bathrooms.

Depersonalize the space

One of the primary goals of home staging is to help prospective buyers envision the space as their own. The quickest way to achieve this is to define as blank a ”canvas” as possible. You want the home to have style and charm, but it should be devoid of personal touches that suggest this home belongs to the seller, not the buyer.

Get rid of clutter

Clutter takes up space and space is what you have literally designated for sale. Make your home look larger and more desirable , by following abstract, minimalist decorating. Back to the basics, so validate success!

Cleaning

Cleaning the house should be thorough, detailed and almost painstaking. Every surface must shine so that the house impresses either from photos or from on-site inspections of the space.

Repairs

As with cleaning, the purpose is both to show potential buyers that you have put effort into maintaining the property. Major and serious repairs are deemed necessary, with no room for procrastination. Minor repairs are the detail that makes the difference, which will count positively in the final selection.

Maintain a neutrality

When you plan to sell your home, one of the best things you can do is paint over any ornate colors (or even patterns) with neutrals such as gray, white and beige. Bold colors can distract from the strengths of a room. Buyers may want bright colors themselves, but a neutral home gives them the option to do so – or not.

Focus on fresh

Place a vase full of large, bright flowers in the center of your kitchen table, a small potted plant or some succulents in the living room, and maybe a larger potted plant in the corner of the living room.

An overly important aspect of freshness is to make sure there are no odors. A deep clean should take care of any lingering smells, but also make sure to always clean your trash can before viewing.

Brightness

Dark rooms create unpleasant feelings. Light up the house as much as possible. Open the blinds on all windows, which in addition to letting in more light will make the rooms look larger.
